New Home Inspection

INSPECT BEFORE YOU INVEST! We will inspect your property from the roof to the foundation to ensure there are no deficiencies or safety hazards and that it meets all construction, safety, and building standards.

Pre-Listing Inspection

Before listing your home, let a professional inspect the home for potential problems that could impact the selling price of your home.

Phase Inspections

For phased inspections (new construction), there are three phases.

1. Pre-pour Foundation

2. Pre-Drywall
3. Pre-Closing (Final Inspection)

We will be present throughout all three phases of new construction, making multiple visits. Additionally, we will complete a fourth inspection at the end of your builder's one-year warranty.

Warranty Inspection

Let us identify any warranted repairs needed BEFORE your one-, two-, or ten-year builder warranty expires. It's too late to go back to the builder for these repairs after the warranty expires.

New Construction Draw Inspections

We are the eyes and ears for lenders on a construction project.
We have the right tools, knowledge, certifications and 14 years of experience.
We mitigate the risk involved for lenders and builders.
We reassure lender that project is progressing as stated on Draw Request.
We access and identify the accuracy of the project compared to Draw Request.
We offer quick turnaround for inspection and provide digital pictures.
Currently (2023) serving lenders for new builds in Boerne, Bulverde, Spring Branch, LaVernia and San Antonio.

Commercial Property Inspections

Our approach is to use licensed and certified professional tradesmen in the HVAC, WDI, and the roofing industry, alongside TREC licensed inspectors to thoroughly examine your commercial property.

Cost Segregation Study Inspections

We complete in-person site inspections for cost segregation companies that help investors or business owners optimize their property investments with expert cost segregation strategies.

What to Expect

Whether you are buying or selling a home, we will provide you with an unbiased, thorough, accurate, and timely inspection. This entails operation of all components of the home, garage, and roof, utilizing high-tech equipment to aid in the visual inspection.

When the inspection is complete, we'll discuss all of our findings with you. Our goal is to discover and inform you of anything we find that might affect your purchase decision. We do not pass or fail an inspection, we present the facts to you in an objective manner and let you, the home buyer, weigh that information against your own criteria. You'll receive a detailed, narrative report, along with digital photos of the inspection.

We will also provide you with a document of routine maintenance that should be performed, as well as answer any questions you may have.

Commercial Property

We offer our services to Insurance companies for GENERAL LIABILITY coverage on multi-family dwellings, to investors, or buyers of commercial property. We inspect every structure with the same level of zeal and standards to ensure your complete satisfaction.
